[Geotiff] problem installing GDAL & libgeotiff on 10.3.9

I've been working on building GDAL with the MrSID 
SDK (which I downloaded), but GDAL gives me this:

checking for XTIFFClientOpen in -lgeotiff... no
configure: error: We require at least GeoTIFF 
1.2.1. Consider using the one supplied with GDAL

Here's my setup: G4, 10.0.3.9, gislibs 2.1, 
graphicslibs 2.1 installed with Kyng Chaos 
packages

So I am trying to update to GeoTIFF 1.2.2 but get the error below,

And here is the configure command I was using:
[gingins:GIS/10.3/libgeotiff-1.2.2] house# 
./configure --mandir=/usr/local/share/man 
--with-libtiff=/usr/local --with-jpeg=/usr/local 
--with-zip=/usr --with-proj=/usr/local

configure: error: failed to link with -ltiff to find TIFFOpen

I cannot find any resources on this error. Can anyone point me to some?
